Castle Rock sits 28 miles south of Denver on I-25, which makes it a short run for us. The town has roughly doubled every decade since the 1980s. Most of what gets coated here was built inside that growth.
Crystal Valley Ranch broke ground in the early 2000s and still has builders in it. The Meadows is a 4,000-acre plan zoned for close to 11,000 homes. Those Crystal Valley and Meadows garages have three bays on young concrete, the easiest kind to finish well. Founders Village and Plum Creek went up in the late 1990s and early 2000s, so they take more repair work.

Castle Rock sits on expansive clay. The Colorado Geological Survey flags bentonite and similar clay soils under much of the Front Range. Douglas County is one of the clearer examples. Those clays swell when they get wet and shrink when they dry, and the pressure can lift a slab.

More snow means more slush on the garage floor and more ice melt tracked in on the tires. A full-broadcast flake system gives you texture underfoot when that water pools by the door. East and northeast of town the lots get bigger. Cobblestone Ranch runs toward Parker and Franktown, and Castlewood Ranch backs onto open space near Castlewood Canyon. Those lots often carry a detached shop or an outbuilding as well as the attached garage. An equipment barn or a big shop floor is a commercial specification rather than a residential one.
A detached shop is usually unheated, which drives the coating choice from October onward. Most Castle Rock houses also have a basement, and finishing one is a standard project here. A sealed basement floor beats carpet on a below-grade slab, and it kills the concrete dust for good. We test the slab for moisture before we coat anything below grade.
