Garage Floor Coatings in Fort Collins, CO

Serving Fort Collins · Larimer County

One Crew for Fort Collins Garages, Basements and Shop Floors

Fort Collins is two slab conversations in one city. Old Town and Campus West are early-1900s bungalows with detached alley garages on thin, century-old pours. East and south, Rigden Farm and Fossil Lake Ranch are 2000s builds with three-bay garages on young concrete. Both take a garage floor coating well, but the prep differs, and prep is most of the price.

We are based on the northeast side of Denver, about 64 miles down I-25. Larimer County is well inside the 80 miles we cover in every direction. Fort Collins jobs get grouped with other work heading north, so the drive stays out of your schedule. Give us the address and the week you want.

Old Town Alley Garages and Campus West Rentals

The garages behind Old Town bungalows are usually detached and unheated. The concrete is older than almost anything else we work on, and some of it predates vapor barriers. That is where polyaspartic earns its money in Old Town. It keeps curing at temperatures an unheated alley garage hits by late fall, where epoxy has quit.

Campus West and the blocks around Colorado State University are heavy rental territory. A rental garage or basement has to survive tenant turnover, which changes the argument for sealing it. A sealed floor gets mopped between leases instead of torn out and replaced. Our basement floor coatings page covers below-grade slabs.

East and South Fort Collins

Rigden Farm sits at Drake and Timberline and went in around 2001. Bucking Horse is just north of it, off Timberline between Drake and Prospect. Fossil Lake Ranch and Observatory Village fill out the southeast side. Concrete poured after 2000 needs far less repair, so these east-side installs move quickly.

Most east Fort Collins garages get a full-broadcast flake system with a polyaspartic clear over it. The flake gives you grip when snowmelt pools by the door, and it hides winter grit off I-25. The one catch on the newest builds out toward Timnath is cure time. Fresh concrete holds water, and coating it early is how floors blister.

Unheated Fort Collins Garages and the Coating Season

Season matters more here than in the metro, because so many Fort Collins garages are detached and unheated. In an unheated Old Town garage the epoxy window closes early in the fall. Polyaspartic keeps the calendar open longer. We will tell you when a floor is too cold to coat.

Being 64 miles out changes how we plan Fort Collins work. Walk-throughs get grouped with other jobs heading up I-25. A little notice gets you a firm install date. If the weather closes the window, we will move your date and tell you why.

Questions From Fort Collins Property Owners

A few of the questions we hear most around Fort Collins. Don't see yours? Call us — we're happy to help.

Call (720) 691-6294

Do you come up to Fort Collins from Denver?
Yes. We are based on the northeast side of Denver, and Fort Collins is about 64 miles up I-25. That is well inside the 80 miles we cover in every direction. We group Fort Collins jobs together so the drive stays out of your schedule.
My Old Town garage is detached with no heat. Can it still be coated?
Usually, yes. Polyaspartic cures at temperatures where epoxy stops working, so an unheated alley garage stays workable much later in the year. There is still a floor temperature we will not go below. We take a reading when we see the space and give you the date range.
Can you coat a rental near CSU between tenants?
That is one of the better reasons to do it. A sealed garage or basement floor gets mopped at turnover instead of replaced. Tell us your lease dates at the walk-through and we will fit the install into the gap.
Do you do commercial floors in Fort Collins?
Yes. Shops, taprooms, warehouses and retail back-of-house are all normal work, and Phil has been installing industrial flooring since 1992. Commercial floors here get scheduled the way they do in the metro: nights or weekends, around your hours.
