Fort Collins is two slab conversations in one city. Old Town and Campus West are early-1900s bungalows with detached alley garages on thin, century-old pours. East and south, Rigden Farm and Fossil Lake Ranch are 2000s builds with three-bay garages on young concrete. Both take a garage floor coating well, but the prep differs, and prep is most of the price.

The garages behind Old Town bungalows are usually detached and unheated. The concrete is older than almost anything else we work on, and some of it predates vapor barriers. That is where polyaspartic earns its money in Old Town. It keeps curing at temperatures an unheated alley garage hits by late fall, where epoxy has quit.
Campus West and the blocks around Colorado State University are heavy rental territory. A rental garage or basement has to survive tenant turnover, which changes the argument for sealing it. Rigden Farm sits at Drake and Timberline and went in around 2001. Bucking Horse is just north of it, off Timberline between Drake and Prospect. Fossil Lake Ranch and Observatory Village fill out the southeast side. Concrete poured after 2000 needs far less repair, so these east-side installs move quickly.
Most east Fort Collins garages get a full-broadcast flake system with a polyaspartic clear over it. The flake gives you grip when snowmelt pools by the door, and it hides winter grit off I-25. The one catch on the newest builds out toward Timnath is cure time. Fresh concrete holds water, and coating it early is how floors blister.
Season matters more here than in the metro, because so many Fort Collins garages are detached and unheated. In an unheated Old Town garage the epoxy window closes early in the fall. Polyaspartic keeps the calendar open longer. We will tell you when a floor is too cold to coat.
