Floor Coatings for Arapahoe County Garages, Basements and Shop Floors

Arapahoe County wraps around the south and east side of Denver, where we are based. It runs 72 miles east to west but only 4 to 12 miles north to south. The west end is close in, and Englewood sits immediately south of Denver. The plains towns are a drive out east, and Deer Trail sits on I-70 about 55 miles from Denver.

About 660,000 people live in the county. Some 43.5 percent of its homes went up in the 1970s and 1980s. A garage slab from those years often carries cracks and old sealer or paint. So a garage floor coating in Arapahoe County starts with diamond grinding and crack repair.

Flake and Polyaspartic Garage Floors in Arapahoe County

More than half the county's homes are single-family detached houses, 56.1 percent by the census count. Nearly two in three occupied homes, 64.7 percent, are lived in by their owners. For a house garage in the county, we recommend a full-broadcast flake floor coating under a polyaspartic clear.

The flake hides the grit and tire marks that winter tracks into a garage, from Englewood to Deer Trail. Its texture gives grip when snowmelt pools by the door. A polyaspartic coating is UV-stable, so it holds its color when the door stands open on a sunny day. It also keeps curing in a cold garage where epoxy will not.

In all, 27.6 percent of the county's homes were built in 2000 or later. Out east, Deer Trail's population nearly doubled in the 2010s. A newer slab still gets ground, so the coating has a rough surface to grip. If your house is very new, we test the slab for moisture before we set a date.

Older West End Slabs and Basement Floors

Arapahoe County calls itself Colorado's First County. Gold turned up along the South Platte in present-day Englewood in 1858 and set off the Pike's Peak Gold Rush. In 1861 the county became one of Colorado's 17 original counties. Back then it ran 160 miles east to the Kansas border.

Denver and Adams County split away in 1902. In 1904 voters chose Littleton over Englewood as the permanent county seat, 1,310 to 829. Today the county courthouse sits in Dove Valley. Two pieces of the county, Glendale and Holly Hills, sit entirely inside Denver.

Most of Englewood was built up by 1960, and about one in six county homes went up before 1970. If your home in the west end has a basement, its slab may be more than 60 years old. A basement floor coating ends the concrete dust, and we test that slab for moisture before anything goes down.

The Plains Towns, Patios and Pool Decks

East of the suburbs, the county opens into plains. Byers took the name of William Byers, the first Colorado newspaper editor, and its post office has run since 1873. The site of Deer Trail hosted the first rodeo exhibition on July 4, 1869. We drive out from Denver for work in both towns.

Bennett straddles the county line, and most of its people live on the Adams County side. Strasburg and Watkins also sit partly in Adams County. We cover both sides of that line.

Whether your patio is in Englewood or Byers, we pressure wash it and repair the cracks first. Then it gets a stain under an acrylic top coat, or a full coating system. Our pool deck and patio coatings carry anti-slip grit, such as aluminum oxide, in the top coat. That grit keeps wet feet steady around a pool.

Questions From Arapahoe County Property Owners

A few of the questions we hear most around Arapahoe County. Don't see yours? Call us — we're happy to help.

Call (720) 691-6294

Do you cover all of Arapahoe County?
Yes. We are based in Denver and cover the whole county, from Englewood out to Byers and Deer Trail. Even Deer Trail, about 55 miles out, sits inside our reach of about 80 miles. Aurora, the county's most populous city, has its own page.
Do you work in Greenwood Village, Cherry Hills Village and Foxfield?
Yes. Cherry Hills Village sits just south of Denver, a short drive from our base. Greenwood Village grew fast from the 1970s, so a garage there may date from that decade or the next. Foxfield, a town of 754 people at the 2020 census, is inside our reach too.
Can an older Arapahoe County garage slab still be coated?
Usually, yes. The median home in the county was built in 1986, so an older slab is the normal case here. We diamond grind it, chase and fill the cracks and patch the spalls first. A slab that has heaved or cracked through its full depth is a replacement question.
Flake or polyaspartic for an Arapahoe County garage?
For most Arapahoe County garages, we recommend both. Vinyl flake goes into a base coat, often epoxy, and a polyaspartic clear goes over it. That clear is UV-stable and keeps curing in a cold garage where epoxy will not. Byers has a cold semi-arid climate, so that matters in an unheated shop out east.
What does a garage floor coating cost in Arapahoe County?
We price your Arapahoe County floor after a free on-site walk-through, and the quote comes in writing. That number holds unless the scope changes. Square footage, slab condition, the system you choose and access set the price. A 1970s slab with old paint takes more prep than a garage built since 2000.
