Highlands Ranch is one of the most consistent markets we work in, and that is a direct result of how it was built. It is a master-planned community developed largely from the 1980s through the 2000s, so the housing stock is remarkably uniform — similar builders, similar plans, similar slabs, and garages that are almost always attached, two or three bay, and in sound condition.
Two things follow from that. Garage floors here are predictable, fast installs. And because nearly every house has a big unfinished or half-finished basement, basement floor coatings are as much of our work in Highlands Ranch as garages are.

Finishing the basement is close to a rite of passage in Highlands Ranch, and the floor is one of the decisions inside it that people get wrong most often. Carpet is the default, and on a below-grade slab it is the option that turns a burst supply line into a full remediation job.
A coated floor is the alternative: sealed, dust-free, wipes clean, and if water ever does show up it gets squeegeed rather than torn out. For a gym or a workshop it is plainly better; for finished living space, stained concrete or a subtle flake blend reads warm rather than industrial.
Because so much of our Highlands Ranch work is below grade, moisture testing is a standing part of the process rather than an occasional extra. A basement slab in contact with damp soil can drive vapour up through the concrete indefinitely, and the wrong coating over that will blister and delaminate no matter how well it was applied.
If the reading comes back high, we use a moisture-tolerant primer or a vapour-barrier system. If there is genuine water entry rather than vapour, that gets fixed before any coating goes down — we will tell you that plainly rather than take the job.
