A garage floor coating is the single highest-impact thing you can do to a Denver garage, and it is what we get called for most. Bare concrete in this climate takes a beating no other room does: magnesium chloride comes home in the tire treads all winter, the slab freezes and thaws over and over through the season, and every drip of oil soaks straight into the pores. Coating the slab puts a sealed, non-porous surface between all of that and the concrete underneath.

Front Range weather runs an aggressive freeze-thaw cycle — the slab expands and contracts constantly, and any coating bonded only to the surface skin of the concrete eventually lets go. Add the magnesium chloride the state sprays on I-25 and I-70, which your tires deliver straight onto the floor, and you have a slab under chemical and mechanical attack at the same time.
That is why we grind. Diamond grinding opens the concrete's pore structure so the primer keys mechanically into the slab instead of sitting on top of it. A ground floor and an etched floor look identical the day they are finished. They do not look identical in year three.
Hot tire pickup is when a coating peels up in patches shaped like your tires. It happens because hot rubber grips a weakly-bonded coating harder than the coating grips the concrete, and it is the classic failure mode of a big-box roll-on kit. Denver makes it worse: at 5,280 feet the sun is intense, and a dark car parked in a south-facing garage comes home with genuinely hot tires most of the summer.
Proper prep plus a real primer solves it, which is the whole argument for a professional install over a weekend kit. We have re-done enough failed DIY floors to know exactly what the peel looks like — and stripping an old failed coating is a separate, slower job than coating clean concrete.
You will need the garage empty and the cars out. We grind the slab, vacuum it, then chase and fill the cracks and any spalled or pitted areas. Oil spots get treated separately — contamination is the other thing that causes coatings to fail, and it has to come out before anything goes down.
Then the system goes on: primer, base, flake or pigment if the finish calls for it, and the clear top coat. Cure time depends on the system and the temperature — a polyaspartic build gets you back in far quicker than a straight epoxy one.
