Lakewood is a mid-century city, and that shapes almost every floor we do here. A lot of the housing between Belmar, Eiber and Bear Creek went up in the 1950s through the 1970s, which means the slabs have been through fifty-plus Colorado winters — and a slab with that much history is a prep job before it is a coating job.
That is not a bad thing. Old concrete is often extremely well cured and takes a coating beautifully once the surface is properly opened up and the damage is repaired. It just means the honest quote on a Lakewood garage has more grinding, crack chasing and spall repair in it than a quote on a new build out east.

Expect three things on an older Lakewood floor: cracking from decades of freeze-thaw movement, spalling and pitting where the surface has flaked away — often worst just inside the door where snowmelt and ice melt collect — and oil contamination from whatever has been parked there since the Ford administration.
All three are fixable. Cracks get chased out and filled, spalls get patched and leveled, and oil gets treated and drawn out before anything goes down. What is not fixable is coating over the top of them and hoping, which is why we grind rather than etch on every job.
Up on Green Mountain and out toward Applewood and Solterra the picture changes — newer builds, bigger garages, and slabs that need far less remedial work. Those are quick, clean installs, and they are where a metallic floor or a high-end flake blend really pays off visually.
Lakewood also has a strong basement market. A lot of these houses have full basements that are being finished into gyms, workshops and living space, and a sealed floor is a far better answer down there than carpet on a below-grade slab.
