Franktown sits where Highways 83 and 86 cross, 9 miles south of Parker and 7 miles east of Castle Rock. It has kept a distinctly rural identity, and as an unincorporated town it is governed by Douglas County. The census area around the crossroads counts 472 people, and the whole 80116 ZIP has about 5,100. We drive down from Denver for the work.
Almost every home in 80116 is a single-family detached house, and nearly all are lived in by their owners. The median home was built in 1990, and about seven in ten went up between 1970 and 1999. So most Franktown garage slabs have been through decades of Colorado winters. A garage floor coating here starts with prep on that older concrete.

At 6,198 feet, the sun in Franktown is intense. Plain epoxy turns amber when that sun reaches a garage floor through an open door. A polyaspartic coating is UV-stable, so it holds its color here.
Highway 86 links Franktown to I-25 at Castle Rock, and the state sprays I-25 with magnesium chloride all winter. Tires carry it home, and on a bare garage slab it breaks the surface apart from the inside. A full-broadcast flake floor coating under a polyaspartic clear keeps that deicer on top, where it wipes up.
Douglas County still runs Prairie Canyon Ranch, on Cherry Creek just south of Castlewood Canyon, as a working cattle ranch. If your Franktown property has a detached shop, barn or outbuilding on concrete, the same systems work there. Polyaspartic keeps curing in an unheated shop where epoxy will not. In a heated shop out of the sun, epoxy flooring works well.
Census figures count 452 homes in 80116 from the 1970s, 412 from the 1980s and 533 from the 1990s. About one in sixteen is older still, built before 1970. A garage slab from those years has been through decades of freeze-thaw.
On those floors, spalling shows first just inside the door, where snowmelt and ice melt collect. We diamond grind the floor, which also takes off a peeling old coating. Cracks get chased and filled, spalls get patched and old oil gets treated before the coating goes down. A slab worn past patching can take a thin skim coat, part of our concrete resurfacing and repair work.
Denver-area soils include expansive clay that swells when wet and shrinks when dry. A coating or overlay will not fix a Franktown slab that is heaving, sinking or cracked through its full depth. That is a replacement question, and we say so on the free walk-through.
Douglas County was created in 1861, and its first county seat was Frankstown, a few miles north. In 1864 the seat moved south to California Ranch, today's Franktown, a rest stop on the Jimmy Camp Trail. The seat left for Castle Rock in 1874, and Franktown remained a ranching and farming hub. Pikes Peak Grange No. 163, founded here in 1908, is still active and on the National Register of Historic Places.
Castlewood Canyon State Park, which Colorado Parks and Wildlife lists in Franktown, preserves 2,628 acres of Colorado's Black Forest region. The canyon's 1890 dam burst on the night of August 3, 1933, and a fifteen-foot surge of water hit Denver.
Water still damages concrete here, just more slowly: snowmelt soaks into a bare patio, freezes and pops the surface. For a Franktown patio or pool deck, we clean and repair the concrete first. Then it gets a stain under a UV-stable acrylic top coat, or a full coating system. Anti-slip grit in the top coat of our pool deck and patio coatings keeps wet feet steady.
